We at Mission Property are committed to providing property investors with the best professional service and the personal involvement that larger firms cannot provide. We are, and intend to remain, small enough to know you, your investment and your tenants personally. We will not allow your property to become “just another address”, like the larger property managers do.

While we prefer to maintain a limited number of investor clients, we have all the strength and stability of a much larger firm. Mission Property has the advantage of more than two decades of residential property management experience. We specialize in single family homes and 1 to 4 unit complexes. We have access to one of Riverside's top real estate attorneys to advise our clients in any aspect of landlord tenant law.
EXPERIENCE AND CREDENTIALS
Mission Property has been in business since 1986 as a full service property management firm. Both owners are licensed Real Estate brokers, overseen by the California Department of Real Estate. We have over 25 years of property management experience and a strong background in bookkeeping and accounting. One owner has multiple trades experience and a contractors license in addition to being a Realtor

Management Services

ADVERTISING AND SHOWING
We advertise your property quickly and efficiently with signs and advertisements. With full service management we include two forms of internet advertising. Print advertising is an additional charge. We personally show your property and meet prospective tenants. With our company we do not hand out keys to allow potentional tenants to “show themselves”, like some firms allow.
TENANT QUALIFICATION
We thoroughly screen all applicants with credit reports, and also check for previous eviction records. We will check past rental history, verify employment and income. Our qualification process is stringent, legal and fair.
LOW COST MAINTENANCE
Low cost, professional quality maintenance is one of the services we are most proud of as a property management company. A well maintained property attracts good tenants and we have several trade professionals we can call on to provide fast, efficient and courteous service. Check with us to see which upgrades attract the best tenants! We will advise you on what improvements are and are not necessary to get your home rented quickly. Tenant maintenance concerns are always serviced promptly and our own licensed contractors are available to check on high cost questionable maintenance. They can also make sure that provided prices are in line with the current market.
PERIODIC DRIVE-BY INSPECTION
Regular drive by inspections of your property to inspect tenant maintenance is a must. By limiting our clientele and focusing on a specific geographic area, the greater Riverside area, we actually can provide this service and not just advertise it.
COMPUTERIZED MONTHLY CHECKS & STATEMENTS
Computerized statements and checks are issued monthly, or on a time schedule that fits your needs. Additional year end income statements are provided to all investors, and all year end tax statements are provided to subcontractors as required by law.
QUALITY UPDATED FORMS
The best C.A.R industry forms available are used for all rental agreements and walkthroughs to keep abreast of current landlord and tenant law changes.
RENTAL MARKET ANALYSIS AND REVIEW
Mission Property will do market analysis and rent review, with increases recommended as necessary, on lease anniversary date or every six months on month to month tenancies.
FAST ECONOMICAL EVICTIONS
In the event there must be an eviction, we contract with a real estate attorney for fast, economical evictions with possession usually within 30 days. In conjunction with our attorney's office, we also provide aggressive collection follow up.

How it works:
In order to keep your financials secure, we use a state of the art portal system which communicates with your email.

Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
